While winter weather often takes the blame for structural issues, prolonged periods of intense sun can cause buildings to expand and contract, creating a range of problems from driveway cracks to roof degradation. Experts advise a quick 10-minute inspection of key areas could save thousands in potential repair bills, with some insurers already reporting a significant increase in heat-related claims.

Johan Dyer, founder of Buildboss and a builder with decades of experience, emphasizes the importance of early detection. “If you don’t deal with these warning signs early on, they could snowball into damage that costs THOUSANDS to repair,” he stated. Identifying and addressing minor issues promptly can prevent them from escalating into major, expensive problems.

Roof Inspection: Blistering, Cracks, and Chalking

Your roof is particularly vulnerable to sun exposure. For bitumen roofs, commonly found on older homes, look for blistering and bubbling, which indicate trapped air or moisture beneath the surface. More concerning are fine fractures resembling dried mud or deep cracks that mimic alligator skin. These are signs of advanced degradation and suggest the roof is nearing failure.

Rubber roofs, typical of newer constructions, can also suffer from cracking and swelling. In addition to blistering and alligator cracks, check for ‘chalking’ – a white, powdery residue that signifies the top layer of rubber is breaking down.

Roof Repair Costs and Prevention

The cost of roof repairs can be substantial. An untreated leak can lead to rot, mould, and extensive water damage. Minor patch repairs might cost hundreds, but a full roof replacement on an average three-bedroom house could range from £7,000 to £21,000, according to consumer advice site Which?. To prevent such expenses, repair small cracks promptly with a suitable compound, liquid membrane, or patch. Keeping gutters and drains clear of debris is also crucial, as standing water can exploit existing cracks and speed up deterioration.

Windows and Doors: The 3mm Crack Test

Cracks around windows and doors, particularly diagonal ones, can be an early indicator of subsidence, where the ground beneath a building sinks. This risk is heightened during hot, dry weather, especially for properties built on clay soil, which shrinks and hardens significantly when dry. Large trees and shrubs near the property can exacerbate this by drawing moisture from the soil.

A key check is to measure any cracks around window or door frames. If a crack is wider than 3mm, or wider at the top than the bottom, it warrants further investigation. Also, test whether your windows and doors open and close smoothly; sticking can be a sign of movement. Pay close attention to junctions where extensions meet the main house, as these areas can be more susceptible to structural shifts.

Subsidence Costs and Early Action

The average cost to fix subsidence in the UK is approximately £12,500, according to data from Checkatrade. It is vital not to simply fill over cracks, as this does not address the underlying structural movement. A specialist survey, which typically costs around £1,175, is the recommended early step to diagnose and manage potential subsidence issues before they become severe and more expensive to rectify.

Cladding: Using Photos to Spot Warping

Exterior cladding can warp, twist, or shrink due to the expansion and contraction caused by heat. To effectively inspect your cladding, stand at one end of the building and look along the facade. This perspective makes distortions easier to spot than looking directly at the wall.

Look for bowing or bulging panels that disrupt the flat surface, or buckling, where sections push outwards, especially around fixings or joints. A practical method to track subtle changes is to take a photograph from the same position every few months. Comparing these images can reveal if minor distortions are worsening over time.

Cladding Repair and Replacement Costs

Repairing timber cladding can range from £150 to £1,000. For UPVC and composite cladding, where fixings are often hidden, repairs can be more complex, and replacing damaged panels might cost between £150 and £400. Recladding a small section of a house could cost £2,000, plus an additional £1,500 for scaffolding. Ensuring correct expansion gaps, secure fixings, and good ventilation are key preventative measures.

Mould Hotspots: Heat and Humidity’s Hidden Threat

While often associated with winter damp, hot and humid weather can significantly encourage mould growth, particularly in poorly ventilated areas. Areas behind furniture, especially against external walls, can become prime spots for mould. Signs include black, green, brown, or white patches, a musty odour, or discoloured walls and ceilings. Moisture buildup can also cause paint or wallpaper to peel.

Professional treatment for a small mouldy area can cost between £100 and £300, while a whole room might cost up to £700. More substantial damp-proofing work could reach £5,000. Prevention is key: improve ventilation by opening windows and using trickle vents, ensure air circulation, and use extractor fans in kitchens and bathrooms. Driveways: Potholes and Softening Asphalt

DIY repairs for minor issues like cracks can cost as little as £10 to £50. Replacing a single damaged fence panel might cost up to £250, while multiple replacements could reach £2,500 or more. To maintain stability, perform a ‘wobble test’ on each post, checking for movement at ground level. Tightening fixings, treating exposed timber, and addressing leaning posts promptly can prevent minor summer instability from becoming a major problem during windy conditions.

By conducting these regular, brief inspections, homeowners can proactively identify and address potential summer-related property damage, safeguarding their homes and finances from significant repair costs.
