A Sydney builder, once featured on the reality television show Shark Tank, is undertaking partial demolition of his $4 million home in Strathfield following a protracted dispute with the local council and concerns raised by neighbors. Christopher Ghaleb, who appeared on the show in 2018 seeking investment for a virtual home walkthrough concept, is now facing significant amendments to his Mediterranean-inspired residence after a legal battle over building approvals.

Dispute Over Unapproved Construction

The controversy centers on Ghaleb’s property on Llandilo Avenue, located in an area known for its heritage-listed homes. After purchasing the site in early 2024, Ghaleb reportedly demolished the existing structure to construct a new two-story home featuring a basement driveway, swimming pool, and cabana. However, Strathfield Council issued a stop-work order in mid-2025, alleging that the construction deviated from approved plans and failed to comply with regulations. Specifically, the council contended that the dwelling included an unapproved third story and did not meet the gross floor area and minimum setback requirements stipulated by a Complying Development Certificate (CDC).

Court-Ordered Amendments

The matter escalated to the NSW Land and Environment Court. Following months of legal proceedings and mediation, a February judgment ordered Ghaleb to carry out specific demolition and amendment works. These mandated changes include:

  • Demolishing internal walls to achieve increased setbacks from property boundaries.
  • Removing arch columns from the home’s entryway.
  • Implementing additional landscaping features.
  • Installing privacy treatments on windows.
  • Modifying external materials and finishes to better complement the street’s heritage character.

Ghaleb has reportedly spent close to $500,000 on rebuilding the property, a figure that has likely increased with the court-ordered modifications. While Ghaleb has suggested the dispute was over minor changes and that the majority of the floor area remains, the council has indicated that some legal proceedings are ongoing.

Neighbor Concerns and Allegations

The construction project has also generated significant friction with immediate neighbors. Several residents have expressed frustration over the building process, citing issues that have impacted their quality of life and property. One anonymous neighbor described Ghaleb as someone who “doesn’t listen to anybody” and has previously worked late into the night, causing noise disturbances. This neighbor also stated that the new construction has negatively affected their privacy, with the swimming pool area perceived to be encroaching on an adjacent property.

Further allegations from another neighbor detail damage to their property during the construction phase, prior to any formal council approval. These claims include debris falling into their yard and pool, damage to boundary fences, paint splatter on their property’s exterior, and unauthorized tree pruning. These incidents were reportedly communicated to Ghaleb, with promises of repairs after the build is completed.

Criminal Charges and Legal Entanglements

Adding to the builder’s legal troubles, Ghaleb is reportedly facing criminal charges. He is accused of stalking and intimidating a senior council officer, leading to police seeking an apprehended violence order (AVO) for the officer’s protection. Ghaleb is scheduled to appear in Burwood Local Court on October 30 in relation to these charges.

Christopher Ghaleb gained public recognition through his appearance on Shark Tank Australia in 2018. His pitch focused on a technology that would allow potential homeowners to virtually walk through a life-size model of their proposed home before construction began. Despite his entrepreneurial aspirations showcased on the program, his current building project has led to a complex and costly legal and personal entanglement.
