The rezoning of the Cherrybrook Precinct in northwest Sydney has been finalized, paving the way for the development of up to 10,000 new homes and the creation of over 200 retail jobs. This significant urban planning initiative by the Minns Labor Government aims to address Sydney’s ongoing housing supply challenges by fostering development near public transportation, employment centers, and essential services.

Revitalizing Cherrybrook with New Housing and Amenities

The Cherrybrook Precinct rezoning is designed to create vibrant communities where residents can live, work, and thrive. A central focus of the plan is the development of a new town center strategically located adjacent to the Cherrybrook Metro Station. This hub will feature a range of amenities, including a library, community facilities, cafes, and retail shops, all within easy reach of the new housing developments.

Key Features of the Cherrybrook Precinct Plan:

  • Housing Capacity: Provision for up to 10,000 new homes.
  • Affordable Housing: A commitment to include at least 560 affordable homes within the development.
  • Community Infrastructure: A new 3000 square meter facility encompassing a library and other community spaces.
  • Green Spaces: Approximately five hectares dedicated to public open space, including the creation of five new parks.
  • Environmental Protection: Measures to preserve the Blue Gum High Forest, a significant ecological area.
  • Job Creation: Expected generation of more than 200 new retail jobs.
  • Building Heights: Structures will range from four to 27 stories, with taller buildings concentrated around the metro station and the new town center to maximize transit accessibility.

Community Input Shapes Final Plan

The final rezoning incorporates feedback gathered from the local community. Notable adjustments include provisions for a new public primary school to be established after 2041, addressing future educational needs. Additionally, enhancements to road infrastructure, cycling lanes, and pedestrian pathways throughout the precinct are included to improve connectivity and accessibility for residents.

The Minister for Planning and Public Spaces, Paul Scully, emphasized the government’s commitment to tackling housing shortages. “The Minns Labor Government is getting on with the job of fixing the housing mess we inherited after more than a decade of the former Liberal National Government failing to plan for Sydney’s growth,” Scully stated. He highlighted the benefits for families, noting, “Five new parks and five hectares of open space will give Cherrybrook families room to breathe as this community grows.”

Scully further commented on the integrated nature of the project: “Cherrybrook Precinct is exactly what good planning looks like, homes, jobs, parks and a new town centre, all within walking distance of the Metro station.”

Broader Housing Strategy for New South Wales

This rezoning is part of a larger strategy by the Minns Labor Government to boost housing supply across New South Wales. The government reports a significant increase in homes under construction, with over 80,000 homes currently being built and more in the development pipeline. This initiative aims to ensure that young people, families, and essential workers have access to housing and employment opportunities within the communities they choose.

The government’s planning reforms are focused on creating a better New South Wales by increasing the availability of homes, jobs, parks, and essential services. The Cherrybrook Precinct development is presented as a model for future urban growth, integrating residential, commercial, and recreational elements to create sustainable and livable communities.
