A prominent vacant lot on Selkirk’s Main Street, which has remained undeveloped for approximately 30 years, is finally slated for a significant commercial development. This initiative is being hailed as a crucial step towards revitalizing the downtown core.

Groundbreaking Marks New Era for 287 Main Street

On Thursday, Selkirk Mayor Larry Johannson participated in a groundbreaking ceremony at 287 Main Street, the site of a former gas station that has been an eyesore for three decades. The project, spearheaded by GS Development Group, is already in progress and promises to transform the long-dormant space into a vibrant commercial hub.

Mayor Johannson expressed optimism about the development, stating, “This project is another strong example that Selkirk is open for business.” He highlighted the city’s commitment to attracting investment and fostering economic growth.

Project Details and Leasing Momentum

The new development will feature six commercial units, including a highly anticipated drive-thru restaurant. Jay Singh, representing GS Development Group, shared that four of the six units have already been leased, indicating strong market interest.

“This place, which was actually a sore thumb on a main street for a number of years, and we hope we will change it to something more beautiful,” Singh remarked. He further emphasized the project’s role in the broader revitalization efforts for Main Street, adding, “It’s the momentum which the City of Selkirk has started towards, the progress and revitalizing of Main Street. I think this is a step towards that.”

Overcoming Decades of Stagnation

Mayor Johannson recounted his long-standing efforts to bring life back to the neglected lot. “This day, I didn’t know if I was going to be around to see it, but I’m so excited that we’re here,” he said, reflecting on the years of work involved.

The delay in development was attributed to a previous owner who reportedly showed little interest in utilizing the property. Mayor Johannson recalled attempts to activate the space with temporary community initiatives, such as a skating rink for children, but these efforts were unsuccessful due to the owner’s inaction. “Everything about this lot, they just—they didn’t really want to do anything with it,” he stated.

Environmental Remediation and Developer’s Vision

Jay Singh explained that the former gas station site required extensive environmental remediation, which contributed to the prolonged vacancy. “It’s the number of years I’ve been passing by this road, and I’ve seen this lot,” Singh said. “I always thought, ‘Hey, there could be something that could come up here.’”

GS Development Group approached the lot’s owner with a proposal for the commercial complex, subsequently presenting the plan to the City of Selkirk. The city’s cooperation has been instrumental in moving the project forward.

City Support and Neighboring Concerns

To facilitate the drive-thru component, the City of Selkirk has granted the developer permission to utilize a back lane adjacent to the property. City documents indicate that this lane is no longer maintained or used by the municipality, though it remains city property. An agreement is in place allowing the developer to use and improve the lane.

However, the development has raised concerns for some residents. Gail Monkman, whose property borders the back lane, expressed apprehension about the potential impact of the drive-thru. “They’re going to build a fence along our fence, do stuff with lighting,” she said. “But even that, if you look at our back lane, like what’s a fence going to do for 150 feet of vehicles being there paused and making noise?”

Community Reaction and Project Timeline

Despite some localized concerns, the overall sentiment among many Selkirk residents is one of relief and anticipation. Gary Cholosky, a lifelong resident, welcomed the development, stating, “Well, it’s about time. Obviously, not nice to have an empty lot all these years, nothing being done with it.” He added, “Make some jobs, things like that. It can hurt. Good to see it being used.”

GS Development Group aims to complete the project by early 2027, marking the end of a long period of stagnation for this key Main Street location.
